Myrtle Beach Housing Market Report: September 2026

September 15, 2026•8 min read

How did the Myrtle Beach housing market do in August 2026? If you own a home here and are thinking about selling, or you are shopping and wondering whether prices are moving, that is the first question worth answering with real numbers.

The short version: prices held steady, sold homes moved a little faster across the Grand Strand, and more buyers went under contract than in July. The biggest change came after the month ended, when mortgage rates moved higher.

Every figure below comes from the Coastal Carolinas Association of REALTORS® (CCAR) MLS, pulled on September 15, 2026, for August 2026. Rates come from the Mortgage News Daily rate index.

Quick Answer

In August 2026, the median sale price across the CCAR MLS was $324,945, essentially flat with July and up 1.6% from August 2025. In the Myrtle Beach city area, the median was $329,000, and pending sales rose 14.3% from July. Sold homes across the MLS spent a median 95 days on market, down from 102 in July.

I have been licensed in real estate since 2006 and have worked on both the listing and buying side, and pricing is a central part of every listing presentation I give.

What Happened to Home Prices in Myrtle Beach in August 2026?

Across the whole CCAR MLS, which covers the Grand Strand, prices barely moved.

  • Median Sales Price: $324,945 (August 2026) vs. $325,000 (July 2026) vs. $319,860 (August 2025)

  • Average Sales Price: $388,826 (August 2026) vs. $408,146 (July 2026) vs. $383,741 (August 2025)

In the Myrtle Beach city area on the same dashboard, the median rose from July, but it was nearly identical to a year ago.

  • Median Sales Price, Myrtle Beach: $329,000 (August 2026) vs. $309,000 (July 2026) vs. $328,000 (August 2025)

One caution on medians: the overall number mixes single family homes with a large volume of lower-priced condos. That is why the property type breakdown below is worth reading. (Source: CCAR MLS via ShowingTime InfoSparks, August 2026 data, checked September 15, 2026.)

How Many Homes Sold, and Are Buyers Still Writing Contracts?

Closed sales dipped in August, but contract activity picked up.

  • Closed Sales, CCAR MLS: 1,460 (August 2026) vs. 1,559 (July 2026) vs. 1,544 (August 2025)

  • Pending Sales, CCAR MLS: 1,550 (August 2026) vs. 1,485 (July 2026) vs. 1,488 (August 2025)

  • Closed Sales, Myrtle Beach: 451 (August 2026) vs. 521 (July 2026) vs. 598 (August 2025)

  • Pending Sales, Myrtle Beach: 527 (August 2026) vs. 461 (July 2026) vs. 498 (August 2025)

A pending sale is a home that has an accepted offer but has not closed yet. If you want the details, here is how pending status works for Myrtle Beach sellers. Pending sales rising in August means buyers were still going under contract as summer ended.

How Long Are Homes Taking to Sell?

Across the MLS, the median sold home spent 95 days on market in August, compared with 102 in July and 104 in August 2025. In the Myrtle Beach city area, the median was 95 days, compared with 93 in July and 90 a year earlier.

I walk through the term itself in what days on market means when you sell in Myrtle Beach.

How Much Are Sellers Getting Compared With List Price?

Across the MLS, sellers received a median 97.9% of their last list price in August. In the Myrtle Beach city area, the figure was 97.6%.

CCAR's dashboard reports this against the last list price, so it reflects any price reductions made before the sale. A realistic starting price matters. When I prepare a listing presentation, I research comparable sales to give a homeowner a solid price range, which you can read more about in my post on how a comparative market analysis works for sellers.

How Much Inventory Is on the Market?

Months of supply estimates how long the current homes for sale would last at the recent pace of sales.

  • Homes for Sale, CCAR MLS: 7,570 (August 2026) vs. 7,798 (July 2026) vs. 7,648 (August 2025)

  • Months of Supply, CCAR MLS: 5.3 (August 2026) vs. 5.4 (July 2026) vs. 5.5 (August 2025)

  • Homes for Sale, Myrtle Beach: 3,014 (August 2026) vs. 3,133 (July 2026) vs. 3,053 (August 2025)

  • Months of Supply, Myrtle Beach: 6.3 (August 2026) vs. 6.6 (July 2026) vs. 6.0 (August 2025)

Single Family Homes vs. Townhouses and Condos

This is where the market really splits. CCAR's dashboard groups townhouses and condos together, so they are shown as one category here.

  • Median Sales Price: $376,000 single family vs. $230,000 townhouse and condo (August 2026)

  • Months of Supply: 4.0 single family vs. 7.5 townhouse and condo (August 2026)

  • Percent of Last List Price Received: 98.4% single family vs. 96.9% townhouse and condo (August 2026)

  • Median Days on Market: 95 single family vs. 94 townhouse and condo (August 2026)

Single family homes are the tighter market. Townhouse and condo sellers face more competing listings, so pricing and presentation deserve extra attention there.

What Did Each Price Range Look Like?

  • Under $400,000: 983 sales, median $268,000, 5.4 months of supply

  • $400,000 to $749,999: 394 sales, median $504,950, 4.5 months of supply, 98.4% of last list price

  • $750,000 to $1,499,999: 67 sales, median $900,000, 6.9 months of supply, new listings up to 164 from 132 in July

  • $1,500,000 and above: 18 sales, median $1,800,000, 8.4 months of supply, 94.0% of last list price

The $400,000 to $749,999 range had the least supply of the four. Homes at $1,500,000 and above had the most, and sellers there received the lowest share of list price. The top range had only 18 sales, so its median moves a lot from month to month. (Source: CCAR MLS via ShowingTime InfoSparks, all property types, August 2026.)

What About New Construction?

CCAR recorded 458 new construction closings in August 2026 at a median of $330,024, with 3.1 months of supply, compared with 575 closings in August 2025. Keep in mind that MLS figures only include the new homes builders list in the MLS. Some builders sell directly from a community sales office, so these numbers undercount total building activity.

My background includes more than 17 years owning a home improvement and contracting company that did new builds. If you are comparing a resale home with a new one, my new construction homes guide explains how that side of the market works.

What Are Mortgage Rates Doing?

According to the Mortgage News Daily rate index, the average 30 year fixed rate was 7.17% on September 14, 2026, up from 6.87% on August 31. Other averages on September 14 were 6.70% for a 15 year fixed, 6.75% for a 30 year FHA loan, and 6.77% for a 30 year VA loan. These are daily index averages, not quotes, and your rate depends on your credit, loan, and lender.

Rates matter to sellers too, because they shape what buyers can afford. For buyers, my post on how mortgage interest rates work when buying in Myrtle Beach is a good starting point, and you can browse homes for sale in Myrtle Beach to see what is available right now.

Is Now a Good Time to Sell My Myrtle Beach Home?

That depends on your home, your price range, and your plans. August showed stable prices, faster sales across the MLS, and rising pending sales, but single family homes and condos are in very different positions. I cover the bigger picture in whether 2026 is a good time to sell in Myrtle Beach.

Why Is the Myrtle Beach Median Different From the Grand Strand Median?

They measure different areas. The Grand Strand figure covers the entire CCAR MLS, while the Myrtle Beach figure covers only the Myrtle Beach city area on the dashboard. Each also includes a different mix of condos and single family homes, which moves the median.

Are Home Prices Falling in Myrtle Beach?

Not based on August's numbers. The CCAR MLS median was $324,945, compared with $325,000 in July and $319,860 in August 2025. Prices vary a lot by property type and price range, so the number that matters most is the one for homes like yours.

Does a Rise in Pending Sales Mean Buyers Are Still Active?

Pending sales count homes with accepted offers that have not closed yet. Across the MLS, pending sales rose to 1,550 in August from 1,485 in July. That tells us buyers were still going under contract as summer ended, though a pending sale can still fall through before closing.

Where Can I Find the Numbers for My Neighborhood?

Market-wide figures are a starting point. The most useful numbers are the recent sales most similar to your home. I can pull those for your street or community, and you can also get a home value estimate for your property.

Final Thoughts

August was a steady month for Grand Strand home prices, with faster sales across the MLS and more homes going under contract. The bigger shifts came from property type, price range, and mortgage rates, which moved higher after the month closed.
