
August 2026 U.S. Housing Market Update: Rates, Prices, Inventory and Buyer Activity
The U.S. housing market continues to move at a measured pace in August 2026. Buyers are still purchasing homes, sellers are still entering the market, and home values remain relatively resilient, but mortgage rates and affordability continue to shape nearly every part of the market.
The latest national data shows a housing market that is neither surging nor collapsing. Instead, buyers have become more selective, homes generally face more competition from other listings, and sellers increasingly need to pay attention to pricing and presentation.

Existing-Home Sales Remain Relatively Stable
Existing-home sales declined 1.7% from June to July, reaching a seasonally adjusted annual rate of 4.06 million homes. However, sales were still 0.7% higher than July 2025.
That combination is important. The month-to-month decline shows that higher borrowing costs continue to affect buyer activity, but the year-over-year increase suggests the market has remained relatively stable.
Year-to-date existing-home sales were also running 2.4% ahead of the previous year as of the July report.
Rather than seeing a dramatic change in demand, the market appears to be moving slowly as buyers balance the desire to purchase with the realities of monthly payments, insurance, taxes and other ownership costs.
Home Prices Remain Resilient
The national median existing-home sales price reached $434,100 in July, representing a 2.0% increase from July 2025. That marked the 37th consecutive month of year-over-year increases in the national median existing-home price.
At the same time, asking prices are showing more softness.
Realtor.com reported a national median listing price of $428,950 in July, which was 2.4% lower than one year earlier. Median listing price per square foot also declined 2.0% year over year.
Those numbers are not necessarily contradictory.
The existing-home sales price measures properties that actually closed, while listing-price data measures homes currently being offered for sale. Together, they suggest that completed sales remain relatively strong while today's sellers are encountering buyers who are more price-conscious.
Mortgage Rates Continue to Shape the Market
Mortgage rates remain one of the biggest influences on housing affordability.
According to Freddie Mac, the average 30-year fixed mortgage rate was 6.67% as of August 13, 2026, down slightly from 6.69% the previous week. The average 15-year fixed mortgage rate was 5.96%.
Rates have remained within a relatively narrow range recently, but even small movements can have a noticeable effect on monthly payments, especially as purchase prices increase.
This is one reason today's buyers tend to be more deliberate. Many are looking closely at not only the purchase price, but also their total monthly cost before deciding whether a home makes financial sense.
Actual mortgage rates will vary based on the borrower, lender, loan program, credit profile, down payment, points and other factors.
Buyers Have More Homes to Compare
National active inventory reached approximately 1.13 million listings in July, up 2.1% from the previous month and 2.1% from one year earlier, according to Realtor.com.
National Association of REALTORS data, which uses a different methodology, reported approximately 1.54 million existing homes available for sale, representing a 4.6-month supply. That level was unchanged from both June and July 2025.
The important takeaway is that buyers generally have more opportunity to compare properties than they did during the severe inventory shortages of several years ago.
More choice does not necessarily mean every market has become a buyer's market. Real estate continues to vary significantly by location, price point and property type.
Price Reductions Are Worth Watching
One of the clearest indications of increased buyer selectivity is the number of sellers adjusting their asking prices.
Approximately 20% of active listings experienced a price reduction in July, according to Realtor.com. That was up 1.2 percentage points from June, although slightly below the rate recorded one year earlier.
For sellers, this reinforces the importance of getting the initial list price right.
Pricing substantially above competing properties and planning to "test the market" can become increasingly risky when buyers have multiple alternatives.
A properly priced home can still receive strong interest. An overpriced property may instead accumulate days on market and ultimately require one or more price adjustments.
Pending Sales Show Buyers Are Still Cautious
Pending home sales provide another indication of where buyer demand may be headed.
Pending sales declined 2.3% from June to July and 2.2% from July 2025, according to the National Association of REALTORS. July represented the lowest level of pending home sales since January 2026.
The decline occurred across all four major U.S. regions on a month-to-month basis. In the South, pending sales declined 2.2% from June and 3.0% from one year earlier.
This does not mean buyers have disappeared. It means affordability and higher borrowing costs are making many buyers more careful about which properties they pursue.
What This Means for Home Buyers
For buyers, the current market offers something that was difficult to find several years ago: time and choice.
Although desirable and properly priced properties can still move quickly, buyers in many markets have more opportunities to compare homes, evaluate condition and determine whether the price makes sense.
The tradeoff continues to be affordability. Mortgage rates in the mid-6% range mean the monthly payment must be considered just as carefully as the purchase price.
Buyers should focus on the complete financial picture rather than trying to perfectly time the market.

For sellers, today's market rewards realistic pricing.
